Please note, our accommodation is self-check-in via a secure lock box & is fully self-catered accommodation

Upon check out please ensure you:

Please leave the property in a clean and tidy condition.

Towels & Linen: Kindly place used towels and bed linens in the bathrooms upon check-out.

Dishes & Utensils: All dishes and utensils should be cleaned and returned to their proper places before check-out.

Rubbish: All rubbish must be removed from the property and disposed of in the designated bins before departure.

House Rules & Other T&C's:

Full payment for all bookings is required at a minimum of 7 days in advance to confirm the reservation.

No Smoking: Smoking is not permitted inside the property. Please use designated outdoor areas if you wish to smoke.

Smoking Fee: A cleaning fee of $150 will be charged if smoking is detected inside the property and this is at our discretion.

Strictly No Parties: To maintain a peaceful environment, parties are strictly prohibited on the premises.

Quiet Hours: Please be mindful of noise after 9:00 PM till 8:00AM. No loud music or disruptive activity is allowed to respect Neighbours and other guests.

Parking: Parking is to be in the allocated spot only. Please do not park in any other areas to avoid inconvenience, there is ample street parking. Please note that you agree to park at your own risk. Redbank Gums Accommodation does not accept any responsibility for damages or loss to your property or property belonging to someone else.

We kindly request you treat the Property like your own: We ask that you treat the property with the same care and respect as you would your own home.

You must be 18 years old to be book and be the primary contact of the booking.

​Room rates are in Australian Dollars (AUD) and are inclusive of Goods and Services Tax (GST).

We are not serviced accommodation. Housekeeping services are not provided during your stay, and the apartment is self-catered.

We supply initial essentials only (e.g., toilet paper, soap, tea/coffee), and guests are responsible for replenishing supplies for their own use as needed during their stay.

Requests for a sofa bed or trundle is an additional $20.00 per night subject to room capacity and availability.

Sofa Bed - Bedding will be supplied. It is the guest's responsibility to make & strip the bed, as well as pack away.

Lost or Replacement Keys. Guests who lose keys or require a replacement will incur an additional charge of $25.00. For key replacements requested between 8:00 PM and 8:00 AM, a call-out fee of $65.00 will also apply. Full payment is required prior to service being provided.

Locksmith Call-Out Policy: Guests who break a key in the lock or otherwise cause damage requiring locksmith services will be fully responsible for the cost of the call-out. Full payment must be made via invoice prior to the locksmith being engaged. Please note that due to our rural location, the nearest locksmith is approximately one hour away, which may affect both availability and response time. In such cases, Redbank Gums is unable to provide further assistance, including arranging alternative accommodation, transport, or access. Guests will need to manage these matters independently until the locksmith arrives and resolves the issue.

Bookings that breach the terms and conditions may be cancelled at the discretion of management; no refunds will be issued in such cases.

Please be aware our staff may come & go at any time to complete cleaning, maintenance and gardening etc.

Guests are responsible for familiarizing themselves with emergency exits, local emergency services contact numbers, and general safety protocols while staying at the property

No Pets - If pets are detected at being at the property without permission guests will be liable for the additional cleaning fee of $65 minimum, plus the costs of any damages and or replacements. An invoice will be sent due for immediate payment.
Damages and Liability: -
Guests are financially responsible for any damage, breakage, or loss caused to the property or its contents during their stay. This includes any costs related to repair, replacement, or additional cleaning required as a result of misuse or negligence.

Redbank Gums Accommodation is not responsible for lost or stolen items during your stay.

By booking with Redbank Gums Accommodation, guests agree to indemnify and hold harmless the property and its owners from any liability, claims, or expenses arising from their use of the accommodation, including any breach of these terms

Personal Property: Guests are responsible for their own personal belongings. Redbank Gums Accommodation is not liable for any damage or loss to personal items.
Additionally for Weekly or Long-Term Bookings:

Please ensure you maintain cleanliness by using the cleaning products provided to regularly clean surfaces and bathrooms to prevent unwanted calcium and scum build up. For longer-term bookings, it is the guest's responsibility to purchase new cleaning supplies once the products have been used to maintain cleanliness and property condition.

The property must be left in the same clean state as arrival.

Please note, it is normal for the town water of Dunedoo to calcify taps - which is why cleaning is so important.

For longer-term stays, a deep cleaning fee is required and payable at the beginning of your long-term booking.

All payments for long-terms stays are invoiced monthly & payable in advance.

For long-term bookings, any additional linen, kitchen supplies, products & personal items are a requirement of the guest to supply.

No changes to the property are to be made without the written approval of Redbank Gums Accommodation.

Please understand we are located in a small country town; this means replacements or repairs can sometimes take longer than expected.
-
Bookings include all utilities (water and electricity), and lawn/garden maintenance.
-
Always be kind and respectful regarding noise, sometimes shift workers stay at our property.​

All house rules and T&Cs are applicable.

Important Notice
Please be advised that the residence adjacent to Redbank Gums Accommodation Units is a private residence and is not affiliated with Redbank Gums Accommodation in any way. Guests are strictly prohibited from accessing this private property under any circumstances.

By choosing to stay at our accommodation, you acknowledge and agree to comply with this condition. Any breach or objection may result in the immediate termination of your booking without refund.

Cancellation Policy
Full payment for all bookings is required a minimum of 7 days in advance to confirm the reservation.
To ensure the best experience for all clients, we require a minimum of 7 days; notice for cancellations. Please see our policy details below:

7 days or more before booking: Full refund, less a $10 administration fee.

48 hours to 7 days before booking: 50% of the total fee will be charged.
-
Less than 48 hours before booking: 100% of the total fee will be charged.
-
No-shows will be charged the full amount of the booking.
-
We do not offer refunds for a reduced stay or change of mind at the time of your booking.

Specifically for weekly bookings: (7+days)

7 days or less before booking: 100% of the total fee will be charged.

7 days or more before booking: Full refund, less a $10 administration fee.

Payment of booking fees: All booking fees must be paid in full at least 7 days prior to the booking (including short-term stays) to secure the reservation.

Weekly bookings: All weekly bookings are payable in advance in accordance with the written conditions provided.

For all bookings:
Redbank Gums reserves the right to cancel any short- or long-term booking at any time (A full refund will be issued in this circumstance). However, if the cancellation results from a breach of our Terms & Conditions, no refund will be provided.
PLEASE NOTE:

All cancellation refunds take 5-10 business days to process. Upon booking, you are accepting these terms.

All paid cancellations for 7+ days are a full refund, less a $10 administration fee.

All bookings made are considered as confirmation of your acceptance of all Terms and Conditions. By making a booking, you acknowledge that you have read, understood, and accepted all Terms and Conditions.
